Energy Performance Certificates (EPCs)
An Energy Performance Certificate (EPC) provides a detailed assessment of a building’s emissions and energy efficiency. It includes a rating from A (lowest emissions) to G, alongside recommendations for improvements to reduce emissions, energy consumption and running costs. EPCs are required when buildings are constructed, sold, or rented, ensuring transparency and promoting energy-conscious decisions.
EPCs are valid for 10 years, and are a legal requirement for all new, rented or sold buildings.

Arthian offers an Extended EPC service which meets the basic EPC requirements while combining an energy audit of the premises. Our experienced EPC assessors will have surveyed the whole building so an Extended EPC provides a report with appropriate and cost-effective detailed recommendations which can include building fabric, HVAC, lighting and renewables. Calculations will include emissions and energy savings as well as budget costings and accurate expected financial savings which allow payback on investment to be calculated.
Minimum Energy Efficiency Standards (MEES)
The Minimum Energy Efficiency Standards (MEES) legislation currently requires a rating of level E or better for non-domestic rented properties, this is confirmed by the EPC, and if the rating is below E then actions to take to improve the energy performance of the building can be implemented.

Display Energy Certificates (DECs)
Display Energy Certificates (DECs) are designed for public buildings to demonstrate their actual energy usage over the course of a year. Unlike EPCs, which assess the theoretical efficiency of a building, DECs reflect real operational performance, and are applicable for public buildings such as offices, community centres, schools, hospitals, and leisure centres. A DEC is required if all the following apply:
The DEC shows the operational rating of the building and must be updated either annually (if floor area is in excess of 1,000 m²) or every 10 years (if floor areas is above 250m² and below 1,000m²). The rating is scored from an ‘A’ for very efficient through to a ‘G’ for inefficient. The DEC must also be made clearly visible to members of the public who use the building.

TM44 inspections are mandatory assessments for air conditioning systems with a cooling capacity over 12kW. These inspections are designed to evaluate the efficiency, performance, and environmental impact of air conditioning systems.
